The Party Wall Act is a statutory legal framework created to prevent and resolve any disputes in relation to party walls, structures, boundaries and excavations to neighbouring properties. The proposed works by the building owner that fall within the Party Wall Act must give all adjoining owners notice of proposed works within a clear timescale. The adjoining owners have the right to consent to disagreements of the proposed works. Where there is a disagreement The Party Wall Act is structured to resolve the disputes and allows for dialogue. ​ The Party Wall Act should be considered when any of the following works are proposed Any work to shared walls (party walls) between semi-detached and terraced houses. Work involving shared ‘party structures’, such as floors between flats. Work to garden boundary walls. Excavation works – or underpinning – to, or within 3-6m of the party wall. Loft conversions that require cutting into a party wall. Inserting a damp proof course into a party wall. Making party walls thicker or higher. Building a second-storey extension above a shared wall.
